ICYMI: City of Regina proposes new zoning bylaw

The City of Regina recently proposed a new zoning bylaw and is calling on the public for feedback to be considered when the bylaw is presented for approval in June.

According to Part 1B of the bylaw proposal, “the purpose of this bylaw is to control the use of land and regulate development in the City of Regina to provide for the amenity of the area and for the health, safety and general welfare of the residents of Regina.”

Here are some of the key changes that are being proposed:

  • The proposed bylaw will reduce the total number of zones in the city from 188 to 43 to make it easier for homeowners and developers to reference their particular zone’s regulations.
  • With respect to parking, every dwelling will be required to include at least one parking stall in every residential area. Additionally, bicycle parking stalls for apartments and non-dwelling uses are required.
  • Front-facing garages would be affected by restricting small lots to single-car garages, whereas large lots will be allowed a two-car garage.
  • Changes to building heights could be restricted such as first-floor height restrictions for infill developments to preserve and renew neighbourhoods. A building height of 8.5 metres is suggested, but will also take the height of surrounding buildings into consideration.
  • Retail buildings beyond a certain size will be restricted to urban centres.
